Fly-in Communities. How do they work?

Has anyone on this forum lived on one or, even better, help develop a fly-in community and private strip? Im extremely interested in this. How do they work? Do you have to pay annual dues to pay for airport maintenance, plowing, ect? Do most of them already have houses or is it pretty common to buy a plot on a private airport? Does the city have to approve the use of a private strip or can you do whatever you want since it is your land? What about the liabilities of owning a private strip and how to protect yourself in case someone has an accident? I know this could vary an immense amount but how much would paving a 2500' grass strip cost? It is already level and was previously used as a grass trip. Any knowledge that you guys have would be greatly appreciated.

Go to Livingwithyourplane.com I live on a private community airstrip. It can be either very good or very bad or everything inbetween. All I can say is don't be surprised at anything. If you can buy your own strip and keep it your own so much the better.

I have done one. Helped do two others, and currently live at one. And have another 40 acres to start another about 100 miles away. Paving is totally dependant upon the type and compound could be as cheap as $125000.00 or 1.5 mil way to many variables.
Do you already have the ground or just wondering.

Kelly Airpark is in your neighborhood -have a friend with property for sale there . On Triangle Airpark ,AZ there is a yearly club dues that include runway/taxiway maintenance.

I dont own the grounds yet but there are a few factors that are leading me to believe that they could be obtained at a hell of a bargain right now. Did you keep the strip in the corporations name and just plot out the building sites? I'm thinking there would only we room for a conservative 10 to 12 houses. The town is a wealthy tourist town. skiing, fishing, golf are all minutes from the strip. there was a proposal, years ago, to pave the strip and make it public but those were all turned down by the city. they didnt want all of the air traffic over the town. there are two towns, both 30 minute drive away that have small uncontrolled airports. these towns arent as wealthy and dont have the same tourist income. any ideas? id love to pick your brain if you have a chance sometime.

I am lucky enough to be at a flyin community currently (E98).

We have dues amounts that get remitted to Homeowner's Association. Have covenants like any normal neighborhood. To pay for maintenance (which is getting tougher due to rising asphalt prices), we use homeowner's dues. Don't know how it works at other places, but at E98, have great neighbors who really pitch in and help out. So mowing, spraying, routine maintenance gets done by volunteers. Big more expensive projects we use the dues to cover?

One thing I will say, it has been an incredible experience to live here. Moved here in 06 and this was my first experiment with a flyin community. What a wonderful blessing it has been. People are excellent and the sense of community is the best I have ever experienced. Can't recommend it enough. Plus it is just a hoot to on the spur of a moment, walk out the back door and go flying.
