The nice protected bay will makea good seaplane base and we plan on making improvements with more docks and a larger ramp to pull straight float seaplanes out of the water on a trailer. If enough interest Adventure Seaplanes will have a solo rental and instruction C172 based there. The airport T25 is 23 miles south of Tyler. I have been to many airparks and this one is a winner. If you are interested in a lot or flying seaplanes there let us know. We offer solo seaplane rentals in MN and FL and hope to be in TX next season also. Wow!! That looks like a really neat airpark. In one of the best parts of Texas, too.

Good thing they don't have Rudy's in CA - I'm pretty sure I wouldn't be able to top the tanks without being overgross. I'd be three bills plus easy. I was in Austin last weekend, can't beat the BBQ in TX. Rudy's is incredible, especially for a chain, and the Salt Lick out in Driftwood was also exceptional.

Had to get back here to the land of fruits and nuts last week and mix in the rabbit food once again to get the GI tract back to normal operating condition.

Looks like the airpark is pretty close to Tyler - Stanley's pit BBQ, and their very own Rudy's - Probably a good place for me just to visit!

Rudy's is my all time favorite. Rudy's in Leon Springs (just west of San Antonio) is the best!!

Coopers in Junction is really good, too.

Bodacious Ribs is a chain too and is very good. I think there's one around Tyler as well.

So has the common areas been turned over to the association yet and the $150 covers all the insurance, upkeep, etc. Or are the owners in for a big surprise when it gets turned over? $9000.00 per year is not very much money for operations we spend about $5000.00 per year keeping our 2750' usable. Plus with set backs it looks like you really need to buy two lots to have any real sized house and hangar. Looks like a nice place to go for winter.
