Well, one last donation came in. BCP member Kneel not only helped me out last year by selling tickets (and volunteered to do so again this year), but he donated $100 worth of avgas. Thanks Kneel, this will certainly come in handy next week. ;) =D>

I think that's if folks, it looks like another great list of donations this year (many thanks to our supporters!). Bring some extra cash to buy a few tickets and help out the wonderful folks of the RAF and IAF.

Lightspeed has donated some really nice ballcaps. No ANR on these models, but they are probably the nicest, stoutest hats I have held.

They did donate a Zulu headset last year, which was huge. I couldn't talk them into a repeat this year, but possibly next. Good company, pleasure to do business with and they stand by their products. Plus, they donate a TON of money to the RAF as it is through their foundation.

Matt Pottraz (our guest speaker from the fly-in last year) has donated a signed copy of his new book Two Hands: What will you do if life slides out? Matt will be attending the fly-in this year (Saturday) and will be selling signed copies of his book, please swing by and tell him hi and buy a book if you'd like. Thanks for the plug Matt! I'm not a big reader by any means and I read this book cover to cover in two sittings. It's not all that long and is a great read. I think the price will be around $15 for a signed copy. It's a perfect read to make you reflect on your own life and also I think it would be a great read for teenagers.

Matt, I'd like to donate Lot 23, a 45' X 72' RV lot at beautiful :^o Cal Pines Resort Park. Within a few miles of Alturas Ca. Walking distance from A24. I was told it has all the utilities. Now don't get too excited. There's taxes owed. I will get the figures but if the winner wants it, he is welcome to it. Robs' cook stick is a probably a better prize. :D

Guys, don't get too excited, I only paid $720 for these lots and I couldn't sell them for that last year. These lots are fully build-able. Be careful buying the bigger lots near the Lodge. They have 60' fire lanes so you have to own two to build. Single lots are worthless over there. Nice valley and strip though. There is a lodge with a bar and restaurant if you want to fly in and check it out. Or Google Earth and search "Davis Drive California Pines, California". Do the street view and you can do a virtual drive around the neighborhood.

Here is the Scoop on the land I am donating:

Lake Unit 1, Lot 23
Modoc County Assessed Value 1,763.00

Fees due when recording Deed will be:
Taxes and Hospital Fees due 812.19
HOA Fees Due 150.00
Mowing 37.00 (She waived the back fees, Keri)
Recording Quit Claim Deed & Ownership Statement 14.00 (3 pages)

20012 -13 Hospital Fee and Taxes will be sent out in December. They will be 113.97 tax and 195.00 Hospital Fee. HOA fees will be $75/year and they are billed in January. If you want them to mow the lot, it costs 37/yr and needs to be done before the 4th of July. Not sure of the exact date.

Realtors have told me that these sell for $2,000. I don't believe it because I had them on Barnstormers and Ebay and all I was offered was around $500. They are nice little lots and you can put a house, garage, mobile home or RV on them. Any structure needs to comply to Modoc County regulations.

Land is approximately 45' X 72' The setbacks are 20' Front, 15' Rear and 5' on the Sides. Basically you can put a structure 37' X 35'. The County auctions these sometimes and they sell for around $700 - $900. I was told all the lots have utilities, IE: Sewer, Water, and Electricity. You will need to use propane for fuel.

I have not confirmed the Utilities, but I mowed them all once and some of them have Phone Pedestals and sewer clean outs on them. You can keep an RV there but you can only live in it for 30 days at a time. It cannot be hooked up to utilities (legally)

I bought them hoping to sell to a bunch of pilots. Pilots now have no money!!! I wanted to put an RV there for now and eventually build a garage. It is within walking distance from the strip and you can buy nice 1 acre lots on the mountain for around $3000. My original thought was to eventually build a Cabin on the mountain and build a Garage on this little lot for a Boat and Truck. Lots on the mountain have Pinion Pines and some bigger Pines too. Nice little area with very few people. Very close to Oregon. Lots of deer and I was told there are Bear too. Would be a great place for Hunting.

What has killed these value is that Modoc County put a $195/yr fee on to save the hospital. Every land owner in Modoc County is required to pay it. Doesn't matter how much land you own, it is still $195. Not sure if that will ever go away.

You are under no obligation to take the lot if you win. I just ask that if the winner doesn't want to record the deed, that you return it to me. You can take a year to decide if you want. That will give you plenty of time to go and see it and research anything you want. Good Luck!!!
