It's a state owned airport, the airpark homes are adjacent with airport access for a very reasonable fee.
The FAA came out against "through the fence" agreements a few years ago,
I think their main concern was that everybody paid their own way with no free rides.
I dunno if FAA backed off or not, but a situation like at Indy would seem to be ideal.
You own the land, it's separate from the airport,
and you have no financial or legal obligations to maintain the airport.

Airports with “Through the fence” were grandfathered in on airports which accept federal AIP funds, but no new ones will be permitted.

But, if Independence hasn’t taken federal funds, that policy doesn’t apply.

Whee is right: Ideal would be owning your own airstrip. That comes with other issues, though, generally referred to as “neighbors”.

How airports manage leases varies from state to state. Here, leases are renewable. In Alaska, the lease period varied, based on value of improvements, but at end of lease, State owned your building. That would suck. Also makes it hard to get loans, etc.

Advertised $795k 80ft x 80ft hangar at Bend Municipal Airport in Oregon at
https://www.loopnet.com/Listing/63205-Gibson-Air-Rd-Bend-OR/25421579/
Ouch!
But given current airplane prices folks may be even more inclined to protect/hangar their investment; a purchase might pencil out if a suitable rental co-tenant could be arranged.

Current [21 July 2021], 49-page Compliance Guidance Letter (CGL) for Residential Through-The-Fence (RTTF) operations is at
https://www.faa.gov/airports/airport_compliance/residential_through_the_fence/media/cgl-2021-03-rttf.pdf
Daunting, but potentially doable.

Further relevant guidance at https://www.faa.gov/airports/airport_compliance/compliance_guidance/

I enjoyed maintaining my own airstrip, mostly.

I've spent many a pleasant day just hanging out at the airport.
That'd be pretty boring if I had a home strip with no one else on it.
So there's upsides & downsides to everything.

What pilot hasn't fantasized about owning your own airstrip. To neighbors I would add money to the list of issues. 40-80 acres, grading the land, adding drainage, building a $250K hangar, a house, etc. and you are looking at a couple of $M. A lot more if you want all that dirt paved over.

Re: Anyone Else Struggling to Find Hangar Space (Western US)

Hey guys - Interesting topic. I just bought a 40x40 box hangar at C08. Beautiful hangar with solar heating but got lucky because it was through a friend of a friend! I will be selling my T-hangar in Denver (KCFO) in the next few months. Prices and waitlists are through the roof and I'm probably going to ask $90-95K.

Also, I have a friend at KCFO who has a 50x50 with a mezz living area that he is getting ready sell - Im guessing it will go high because it is beautiful.

I see you can now spend $12.77 on a Us gal for 100Ll at one airport up here which explains our common frequency 126.7 being so quiet lately. I have flown for 2 hours on a beautiful evening with hearing a position report it’s becoming unaffordable for many people to fly for fun. Starting to be more aircraft and hangers for sale or rent every week so thinking people are making some hard choices. Cost of living in the USA is or was lower than here so it might not happen.

He's just talking about that expensive golf course grass seed....nature's paving. Has to add up on an airstrip sized patch.

Anyone Else Struggling to Find Hangar Space (Western US)?

Here in SoCal, it's a 2+ year waiting list for a 40' T hangar that costs about $500 a month.

I was able to get one right away, but it's costing me $900 a month. I was way down on the list, but no one wanted to pay that high price except me.

I'm on the list for a cheaper one, but it will take time.

For me, it was worth the extra expense just to get immediate access to a hangar next to the new house I bought.

Re: Anyone Else Struggling to Find Hangar Space (Western US)

Cool taildragger only tip.

If your looking for a hangar, search out private airports, then find the owner and tell him/her what you have and purpose. These old timers like cool, old taildraggers and will be looking out for you. I did just that and found a nice, enclosed hangar inside of 30 days of looking. I'm in the Seattle area and man is it a tight market !! Simply, they don't want nose draggers and/or hangar queens. They want active flyers, flying cool airplanes.

Good luck, we're all counting on you.

I'm guessing you bagged a hangar at Crest airpark (aka Greer)?
Good tip, a lot of airpark owners are aging out of the flying game.
