I used to base my TwinCo at Boerne Stage Field (5C1) N of SAT in the mid-90’s. Apparently the airport management got crosswise with a homeowner on the N end and within a quarter mile of the field. Said homeowner was so pissed he/she put up a huge TV antena with mast. You wouldn’t hit if you nailed centerline, but you didn’t want to drift left. Most of us angled away from it. Time’s passed, and apparently the homeowner is no longer there, as that area appears to be ATV trails these days. Both a cautionary tale and a happy ending!

I’d also say no matter what the price, find a way to beat the offer. The parcel is worth more to you than anyone, frankly. Legally, the buyer will have every right to build as they see fit, same rights that allowed you to build your strip. There won’t be any way around that, and they’ll have a legitimate argument on safety and noise of operation of aircraft right over their property. I would personally view this as a very acute situation you have to deal with rather urgently, as 1.5 acres is small and means it’s going to be in the way, period.
