I knew of a 170B for sale recently and can check to see if it has sold. It was originally priced at $90K but the last I saw, listed at $85K.
Are you set on a 170B? As much as the die hard TW owners/pilots look down on a nose wheel, have yo thought of a nose dragger. Benefits are much reduced insurance, less chance of a ground loop when the winds are bad. The insurance on my TW is almost exactly 3x's the insurance on the trike valued at the same hull price. Factor in age, and when a pilot gets older, it gets harder to insure the TW.
Things don't sell nearly as well in the winter so it may be possible to get a better 'deal'. In my opinion, deals are rarely deals. Generally those deals are planes that have sat and need attention, engines near
TBO, or other issues that price them at a discount. Like yo, I was always looking for the deal and usually end up with a project that sits more than it flies when I first buy it. Aging has made me realize, I am about done with projects, life is too short.

maybe consider something like a Pacer or Stinson.
Those are (or used to be) generally a little more affordable,
but with similar performance.
Or set your sights a little lower & start looking at 2 place airplanes.

I have a soft spot for Stinson's but I have no real interest in owning one. I don't have an issue with a clean 170B under $100K so long as it's not due for a MOH. Why would I spend $140K+ for a 170B when that puts me in 180 territory?!

I have been eyeing that one for a few weeks now but I have yet to speak with the owner.
