Just havin a little fun!! Had my own for awhile, just wish I could afford the gas, Nicest flying aircraft I have ever flown!! :mrgreen:

For Fast Eddie, don't forget to use Zillow and on the main page before you search properties plug in the word "hangar" so the filter will get rid of all listings that don't have that word. Then plug in the commonly mis-spelled "hanger" and you will see those listings.

G44, everything you said is exactly what I'm looking forward to doing. As to my little ride, it is a 1923 Ford Track-T and registered as a 1923 because there is 3" of original frame saved for the build that had the VIN stamped on it. I have run 3 different engines and two manual transmissions over its life. Current engine I had built by Scott Shafiroff, uses a Dart block and is a 427 cid. Very mild build so quite streetable because the output is 525 hp at an easy 5700 rpm. I've had a very peaky, temperamental engine as the first one and just don't care for the raspy, loping idle and lack of low rpm grunt. Since the car only weighs 1790 lbs with a 1/2 tank of gas, the 525 hp is plenty, good for 9.7 in the 1/4. First transmission was a Muncie M21 4 speed, but I built a 350 sbc with a 400 crank for 383 cid and concentrated on as much torque as I could get but more important how low in the rpm band I could get it. Dyno sheet showed 516 lb/ft at 2800 so I replaced the Muncie before I hurt it with a Tremec TKO 600 5 speed with 0.64 OD. This engine gave up a lot of hp (my guess over 120 hp) for that much torque at that low rpm. It dyno'ed 320 hp at 4050 rpm, and that low rpm was the peak, it fell off from there. The engine was a sweet purring pussycat that could pull top gear at 900 rpm up a 6 percent grade at 45 mph. Neither of the other two engines want to do much work below 2000 rpm. Fuel mileage was outstanding with the torque engine, breaking 30 mpg on a flat highway at 65 mph, the 427 gets 17 mpg and the screamer only managed about 12 mpg. I gave you more info than you probably wanted, but the questions you asked I pegged you as a fellow gearhead.



I love all that info! Yep, guilty, gearhead, well, used to be one years ago, still love this kinda stuff.

Congrats on a great find with great weather. I appreciate the level of research you put in and that you are sharing what you found.

And your right about places being for sale that aren't for sale and certainly are listed for sale. The lot we bought to build our hangar wasn't for sale. But someone knew someone who knew someone who knew how to approach the owner, and he said yes.

General Aviation News used to have a special website that captured all of the airparks in the country. They stopped charging for access to the site a couple of years ago, but I think they also stopped maintaining the list. It still seems pretty complete, and the website gives links to the detailed information on each of the airparks listed. You can search by state, or you can use the national map to get started. I found this really useful when we were considering life on an airpark.

We finally stopped searching for an airpark home because we are almost fully retired and I don't know how many more years of flying I have in me. There are financial as well as questions about long term competency for the kind of flying I enjoy, As a result, we focused on finding a lot we could build a retirement home on that was close to an airport while I'm still in the game. Water access was important, a mild climate was important and affordability was important. Affordability is a relative term though, and we did not expect to find dirt cheap lots with easy access to salt water, We wound up building a home in Washington State on Port Townsend Bay. We are 4 minutes from the airport, we are located just above a state park on the water and we have views of a snow capped volcano (mount Baker) from our front deck. We think we've died and gone to heaven. The house is almost done, and our move in date is 2/23/16, less than 2 weeks away. Anybody want to help us move???

Flyhound, you have found heaven. Is your new home in the same rain shadow as Sequim? Diamond Point air park is in that shadow and real close to your new home. Do you also enjoy boating or sailing? Fast trips to the San Juan Islands by air or water sounds like a lot of fun.

Deckofficer: Yup, Port Townsend is in the same rainshadow. It is raining like crazy in Port Orchard just 30 miles south of us but the skies are dry here today. It is pretty amazing and dramatic. That is one of the key reasons we choose this place for retirement. 35 years ago I traveled around the Pacific on a wooden Mason 31' sloop. Now I just crew on other people's sailboats. I am building a kayak though. They revoke your right to live here if you don't own one. We fly to the San Juan's on a regular basis. This is a magical area.

The author Richard Bach feels the same as you about the area. Had I done a better job providing for my retirement I might have been a neighbor of yours over at Diamond Point, but I'll be happy as a desert rat in New Mexico.

I used to have a Cal 40 but never made it up to your waters. SoCal and Sea of Cortez as far up as Mulege was the extent of my travels.

Deckofficer: I lived on the back side of Sandia Mountain for 8 years while working in Albuquerque. I have fond memories of the State. The altitude, spring winds and the summer thermal turbulence made me look elsewhere for retirement though. Our daughter still lives there so we get back occasionally.

Being in the rain shadow is great for local flying, but you can't penetrate the weather veil for trips elsewhere without going IFR. Life is full of tradeoffs. I'm glad you found the right mix of plusses and minuses for yourself. Enjoy it while you can!

You nailed it. If you limit your searches to only what is listed, you will miss a lot. Feet on the ground talking to residents of any given air park reveals a lot as you discovered on your purchase. While meeting my new neighbors I visited with Mary who used to own my new place before Jim, who I bought it from. Mary's current place is spotless with kitchen upgrades that include granite counter tops, 2 bedrooms, office, large living room, hangar, and RV shelter. Mary and her late husband Bill were the 2nd owners of the place I bought and when their current place came on the market they bought it because of having at least 3 times the living square footage of my place. Now here is the kicker, I asked Mary if she was to sell her current place, what would she expect to get out of it and her reply was $80K.

I can't wait to get moved in, but I have a few collectible cars that for each one means a 2600 mile round trip towing my covered car transport trailer.

Dick mentioned while he put me up for two nights that since he is now single he would like to downsize. He built the hangar/home that I bought from the 3rd owner, and then built his large 80' X 60' hangar/home. He would like to see $200K, so I'll share some pictures of what $200K will get the buyer. It has 2 bi-fold doors, for through and through for aircraft and a smaller one for cars, all 3 powered. I know it has 3 bathrooms, at least 2 bedrooms, an office/computer room, 2 living rooms and hangar space for probably 6 aircraft.

Amazing thread. I do presently have an airpark home here in Abilene, Texas (tx00). Lots are 1 acre and in the low 30's. Hanger homes allowed and a cheap HOA of $100 year. There are some excellent backcountry ops within 40 minutes cub time.

Nice place, looks like you only have 5 neighbors. Which is your place and what area is only 40 minutes cub time (50 minutes CH-701 time)?

Both my rural properties I've bought in the last 40 years (bare ground, too steep to be good farming) were NOT for sale, until I badgered the local guys who both inherited them, they jumped at the chance to get free of them. I appear to be some kind of real estate Forrest Gump,both properties escalated sharply in a few years, not to mention decades #-o worthless farm ground can be a good " airpark".
